Preventing Wall Condensation

Wall condensation occurs when warm, humid air comes into contact with cooler surfaces, such as exterior walls, causing moisture to condense into liquid droplets. High indoor humidity from everyday activities and poor ventilation can lead to persistently damp walls, particularly in areas with limited airflow or no exhaust fans. Over time, this can cause staining, warped drywall, and mold growth. While the best solution depends on the exact source of the moisture, there are several ways to reduce condensation and prevent it from recurring.

Improve insulation: Upgrading the insulation in your exterior walls is one of the most effective ways to prevent wall condensation. Proper insulation keeps interior wall surfaces warmer, reducing the chances of moisture forming when warm indoor air comes into contact with cooler surfaces.

Seal air leaks: Even with insulated walls, small air leaks can let humid air seep in and condense on cooler surfaces. Check your home for drafts around windows, electrical outlets, and baseboards—these small openings can allow more air in than you might expect. Sealing these gaps inside your walls helps minimize airflow and significantly reduces the risk of condensation.

Improve ventilation: Use exhaust fans in the kitchen while cooking and in the bathroom during and after showers to help remove excess moisture from the air. Use a dehumidifier, especially during the colder months, to lower indoor humidity levels and maintain them within the ideal range of 30–50%. Additionally, regularly opening windows allows moist air to escape and fresh air to circulate throughout your home.
